Ground-up, $250M, 165K SF, six-story, Article-28, LEED Gold | Brooklyn, NY
Served as Senior Project Manager for the complete project lifecycle. Responsible for directing the efforts of 30+, including internal PM staff, consultants, construction professionals and building trades, in alignment with budget and schedule targets.
Advised senior administration on land acquisition & transfer of title.
Negotiated timely access to 3 adjacent landmark properties to install vibration monitors, underpinning, rear yard sheds and roof protections.
Drove value engineering, negotiations and execution of GMP Contract worth $170M.
Construction Documents: Managed comprehensive overhaul of obsolete 2015 CD’s. Issued 630 sheets across 12 CD Bulletins in 24 months.
Site Safety & Logistics: Facilitated timely design, buyout, permitting, coordination & implementation of $1M SSP, inclusive of a 130-foot tower crane with 165-foot boom, a 6,000-pound capacity Hoist, 350 LF of sidewalk and rear yard sheds, and 2,300 SF of adjacent roof protections. Developed & enforced COIVD-19 site safety program according to NYC DOB requirements for ‘Essential’ work sites during the pandemic.
Superstructure: Delivered an $11M, 30,000 SF, 35’ deep, reinforced concrete foundation on spread footings, with soldier piles, tiebacks, lagging, and 100 LF of jet-grout underpinning below three (3) adjacent, landmarked brownstones in 8 months. Delivered five (5), 28,000 SF, above-grade, reinforced concrete decks and five-story, 1,934-piece, steel moment frame worth ~$12M in 5 months.
Enclosure: Delivered a $15M, unitized curtain wall built from 579 glass, aluminum, and terracotta rainscreen panels.
Mechanical: Delivered a $20M, forced-air system with three, 400-ton chillers, six AHU’s, twenty-five FCU’s, three condensing boilers and a rooftop cooling tower with four 800-ton units.
Reporting: Provided monthly cost & cash flow reporting over 30 months.
Processed 43 requisitions between Jan 2020 and July 2023 worth $170M.
Served as Owner Representative and Project Advocate on the Cobble Hill Construction Task Force, as mandated by SUNY Downstate for development teams and the Cobble Hill Association (CHA).
Sustainability: Achieved LEED Gold certification.
ConTech & PropTech: Facilitated adoption of new technology platforms (Procore, PlanGrid, Bluebeam, Matterport) by the project team and essential Stakeholders, including design team and internal Facilities Operations staff at commissioning & turnover.
